Planning Permission Granted for Cambridge Innovation Parks’ ‘Visionary Scheme’

A recent exciting new development for the team at Cambridge Innovation Parks Ltd (CIPL) has been the granting of planning permission for three new highly sustainable office & tech buildings, totalling 90,000 sq ft, at their North Cambridge innovation park at Waterbeach.

The decision comprises detailed permission for two ambitious new buildings, plus outline permission for a third, together with an innovative timber multi-storey car park.

The new multi-occupancy office space more than doubles the existing floor space on the site, which is already home to over 50 high tech and support businesses, ranging from start-ups through to blue chip companies.

The CIPL team was led by Professor John French, leading sustainability expert, who commented:

“This is a huge credit to CIPL and the wider team of professionals that were involved in the project delivery.  This visionary scheme sets new standards for innovation and sustainability within the Cambridge Cluster and will address the challenges of climate change and sustainability whilst also promoting enterprise and business growth.  CIPL is the first business park to address these new opportunities and challenges.”

Cambridge Innovation Parks’ Chairman, Rick Parisi, said:

“Particular thanks to Martin Williams of Saunders Architects and 3PM Project Managers for their input into creating this groundbreaking plan which will use cutting edge technologies to create the best possible working environment for staff at the site and to help businesses flourish and grow.  The increasing importance of ‘Wellness’ in the office environment cannot be underestimated and will inform all the decisions taken with regard to the building of these offices”.

Martin Williams of Saunders commented:

“We believe that this development will be a blueprint for highly sustainable business villages centred on wellbeing.  This is a brand-new vision for the working environment, a lifestyle which fosters a positive work life balance, promoting sustainable, low carbon targets.  It is where new businesses and start-ups can evolve, knowing their staff will benefit.”

Naturally, this is also exciting news for the village of Waterbeach which is currently undergoing huge expansion with the development of the former RAF base for housing plus all the associated infrastructure.

CIPL’s new office buildings on the business park will link in with the public transport plans, bicycle routes and footpaths being created for the Waterbeach development and will also continue to provide not only job opportunities, but also amenities (café, gym, spa, and beauty salon etc) for the wider community as well as those working on the campus.

The next challenge for the business is already in progress – to work on similar schemes for CIPL’s West and South Cambridge sites and to bring in a joint venture partner to secure the cost of building the anticipated 500,000 sq ft of new space that is within their current masterplan.
